Learn How To Sell High-End, Luxury Homes



Hello, my name is Tony Dulgeroff and I'm a full time real estate professional in the Ann Arbor, Michigan area. These tips will work for you in any area of the U.S.

First, only put your home on the market when there is a real demand for homes like yours. Keep track of how many homes are selling in your area and price range.

Next, make sure that your home is in PERFECT condition. No one wants to pay over a half million dollars for a fixer-upper!

Don't go FSBO! For sale by owner is for starter homes and low-end step-up homes. You will need the marketing and expertise of a true professional.

Make sure that you home is priced correctly. 90% of homes that didn't sell last year were over-priced. A real estate agent can perform a market analysis for you or hire a local appraiser.

Landscaping is very important when it comes to luxury homes. The money that you spend on proper landscaping (don't get fancy) will return 200-300% when you sell.

Location, location, location. NO!
Chances are that if your home is valued more than 3 times the price of starter homes in your area, then you already have a great location. Let's go for appearance, appearance, appearance!
